Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017
1. Say no to oral agreement (S. 2(a))
2. Change in rent – notice has to be served (Ss. 8 &9)
3. Receive a set of original & signed agreement within 15 days of signing them (S.12)
4. Receive written receipt of rent paid (S.13)
5. Payment of rent through postal money when the landlord asks the tenant to leave the premises without any proper reason and refuses to accept the rent (S.14)
6. Deduction from rent – maximum of 50% of the agreed rent per month – when the landlord refuses to complete the scheduled or accepted repairs (S.15)
7. Prevent the Landlord/Property Manager from entering into the premises of tenant without an advance notice of atleast 24 hrs. written notice. (S.17)
8. Not get evicted* (S.21)
*there are certain grounds mentioned, under which eviction made is valid.
